Where can I buy a decent home in a small safe US town within 100 miles of major amenities for under $60K?

I want to retire early! SF with no kids & big dogs. Looking for a home in decent shape, 800-1200 sqft, preferably with a little land. I can relocate anywhere in the USA - rural, small town, small city (NMT 100,000) but NOT a larger city. Price, safety, and stress free living are my number one priorities. Also, great outdoor lifestyles activities (hiking, mountain biking…etc) and low property & state taxes would be a huge bonus. I am fine with rural as long as I’m within about 100 miles of an area with modern convieniences. Any suggestions? Any one know of any great places, tucked away somewhere with cheap, easy, stress free living?
